Subarea 2 mapThe Planning Commission adopted an updated East Nashville Community Plan on February 9, 2006. This document and all updates, amendments, and several additions include: 

  • Dickerson Pike sign guidelines, approved July 2008
  • Transportation Plan, adopted February 9, 2006
  • Amendment 1 - Amends policy related to Gallatin Pike SP; adopted June 28, 2007
  • Amendment 2 - Amends land-use policy in Riverside Drive/Oakhurst Drive area; adopted July 26, 2007
  • Amendment 3 - Amends land-use policy in Riverside Drive / Waters Avenue area; adopted September 27, 2007
  • Amendment 4 - 16th and Ordway Neighborhood Center; adopted August 27, 2009
  • Amendment 5 - Gallatin Pike SP Mixed Housing to Mixed Use; adopted June 24, 2010
  • Amendment 6 - Changes land use policy on two parcels from from MH in NG to MxU in NC; adopted June 23, 2011

Specific Plan Zoning

The Gallatin Pike Specific Plan, was approved on July 2007; includes August 2008, July 2009, and October 2010 amendments. Specific Plan, or "SP," refers to a type of base zoning district which establishes design standards for that specific development and includes them in the zone change ordinance. Developers who use SP zoning must still follow historic and redevelopment guidelines, subdivision and stormwater regulations, and the goals and objectives of the General Plan.

Institutional Overlay

The Nashville Auto-Diesel College Institutional Overlay, was adopted on April 8, 2006. Institutional Overlays provide development rules for specific areas and work in cooperation with existing residential zoning.
