What can I do to my property?
If a building is contributing to the historic character of an overlay, any proposed alterations and additions must be done in a way that allows the historic character of the building to remain intact. Typically, this means that additions can be made to the rear, and in limited occasions to the side. Front additions, front dormers, or second story additions are generally not allowed.
In Historic Preservation Zoning Overlays, original materials must also be preserved. This includes, but is not limited to original windows and original siding. Unpainted masonry should not be painted. Roofing materials can almost always be changed, but a permit is required.
Non-contributing buildings can be modified more significantly, so long as the proposed work is compatible with surrounding historic buildings. This may mean that front additions, front dormers, and upperstory additions are possible, depending on the surrounding context. Demolition and infill new construction may also be an option.
