Step by Step Process

- Does your application comply with Metro’s zoning regulations?
- Yes: Go to Step Two.
- No: Review the the community plan for that area and make any necessary changes.
Metro Nashville/Davidson County is divided into fourteen "communities" for planning purposes, each with a plan for its growth and development based on public input and discussion; you may need to reconsider your project if it does not fit the community plan. A pre-application conference with Planning Dept. staff can help you resolve any community plan issues.
Apply for rezoning and continue this application when your rezoning is approved.
- Download an application form for the concept plan and final plat.
Applications can be filed in person or by mail at the Metro Planning Department, 800 Second Avenue South, Nashville, TN 37210. Electronic filings should be in Word format with drawings in DWF; submit them through our "Buzzsaw" electronic filing portal.
- Does your application requires new infrastructure - streets, water, or sewer?
- Yes: File a concept plan - essentially a preliminary plat - for review by staff and approval by the Planning Commission. The 2011 Filing Schedule is on the Planning Dept. webpage.
- No: Go to Step Four.
- File a development plan with all necessary construction documents. A checklist is included in the application form.
- When all of the necessary departments have approved those documents, file a final plat.
- You can begin pulling building permits once the final plat is approved and any infrastructure bonds are posted.
