Planners held a community meeting on June 24 to discuss a proposed residential development at Abbott Martin Road and Cross Creek Road in Green Hills. "Site visit" July 6 will demonstrate cottage court development

The Planning Team will be at the Germantown Courts cottage court development near the corner of 5th Avenue North and Madison Street from 6-8 PM on Monday, July 6 to show interested plan amendment participants this local example of a cottage court development and answer questions. This is a good opportunity to see a real cottage court in its neighborhood context. The development is located at 1205-1209 5th Avenue North, just north of the mixed use building that wraps around the corner of 5th and Madison. Parking is available on 5th Avenue and in a lot on the south side of Madison across from the mixed use building.

Another cottage court development is Fatherland Courts, located at 1111-1117 Fatherland Street, just east of the intersection of Fatherland Street and South 11th Street in the Five Points area. On-street parking is available throughout the neighborhood.

Waverly Place meetings continue July 16

Public discussion of residential development in the Waverly Place neighborhood began with a community meeting June 18; comments and a meeting summary are posted below.  Additional meetings are scheduled at 6  pm on  July 16 and August 20,  in the Southside Community Church basement meeting room at 12th Avenue South and Bate Avenue.

Particular attention in those conversations is being paid to "cottage courts," groups of small single-family homes around a central courtyard.; these discussions could result in an amendment to the Green Hills-Midtown Community Plan.

 

12 Ave South12th Ave. South plan will shape development

The Planning Commission unanimously approved the 12th Avenue South Detailed Neighborhood Design Plan on July 24, 2008; that plan will guide future zone changes and subdivision requests along 12th South from Wedgwood Avenue to I-440.  The 12th South DNDP is part of the Green Hills/Midtown Community Plan.

 

Amendments and Updates to the Community Plan

The Planning Commission approved the latest version of the Green Hills/Midtown Community Plan in July 2005.  All of our community plans are living documents; we're constantly working on updates, refinements, and clarifications.

The overall plan is presented below, along with several other plans which apply to specific areas inside the Green Hills/Midtown community.  Urban Design Overlays, or "UDOs,"  define a specific area and set design standards for its development.  Institutional Overlays provide development rules for specific areas, but, unlike UDOs, they work in cooperation with that area’s existing residential zoning

  • Updated Plan, adopted July 28, 2005
  • 2006 Amendment, adopted February 9, 2006; includes a structure plan amendment and special policy for an area along Woodmont near Harding Road
