Commissioners voted April 23 to defer the Nolensville Pike/Burkitt Road plan amendment and zone change indefinitely. Planning Dept. staff members are making arrangements to hold a second community meeting; details will be posted here when the time, date, and location are set.

 

Subarea 12 picSoutheast Community Plan includes special development areas

The Southeast Community Plan was adopted in July 2004 and amended in 2004 and 2005. During that process, the Planning Commission recognized that some of the community's infrastructure could not accommodate expected development - so, the Commission adopted an IDA (Infrastructure Deficiency Area) policy to support potential growth.

The IDA policy requires that developers planning projects in certain areas of the Southeast community provide roadway improvements within the existing public right of way, with total linear footage and location of those improvements determined by the policy's guidelines.

The Southeast community also includes three Urban Design Overlays or UDOs. These provide an added overlay of zoning which can help preserve a specific area's character or contribute to the creation of a new character.

Land use policies applied in the Community Plan are described in the Land Use Policy Application. On August 14, 2008, the Planning Commission approved a new land-use document, the Community Character Manual, which replaces the Land Use Policy Application. The CCM will be used as community plans and amendments are updated in Subarea 12.
