The Rezoning Process in Nashville and Davidson County

If your intended use of the property requires rezoning, the following process must be followed:

  • Meet with your Council Member
  • File a rezoning application at the Planning Department on the second floor of the Metro Office Building, 800 Second Ave. South

Once the application has been filed:

  • Appropriate Metro departments review the plan
  • Planning Department staff receive those reviews and make a recommendation to the Planning Commission
  • Planning Commission holds public hearing and vote; Commission's decision advises Council
  • Council member sponsors a Council bill
  • 3 readings at Council: introduction, public hearing, action
  • Mayor signs bill; rezoning is complete
  • Apply for a building permit
