About the Plan

The South Nashville Community Plan was most recently updated in 2017 as part of a scheduled review of the NashvilleNext long-range plan.

All of the Planning Department's fourteen Community Plans are guided by the Community Character Manual, a document which provides detailed policy guidance based on the look and feel of neighborhoods, centers, corridors and open spaces.

Tennessee State Fairgrounds Master Plan

The Planning Department worked with consultants on a two-phase report, including a Fair and Events Analysis and a Recommended Master Plan, which was presented to the Metropolitan Council in February 2013.

Urban Land Institute's Corridor Development Study for Nolensville Pike

A study team from the Urban Land Institute's Rose Center for Advisory Services examined development opportunities along the 4th Avenue / Nolensville Road and 8th Avenue / Franklin Road corridors and issued a report in February 2010 titled Place Making through Infill and Corridor Redevelopment.

Nolensville Corridor Market Study

Nolensville Corridor StudyIn 2010, the Metro Planning Commission hired a consultant team to conduct a market analysis of the Nolensville Pike corridor from the inner loop of Interstate 65 to the Nashville Zoo at Grassmere. This study analyzed the market for retail, residential, office and industrial development along Nolensville Pike, and gives creative suggestions for business owners, property owners, elected officials, and Metro government to transform Nolensville Pike into a unique, inviting corridor.

  • Volume 1 of the study includes the Executive Summary, Marketing and Development Strategies for the Corridor and an assessment of how the market findings did and did not conform with the Nolensville Pike Corridor Detailed Neighborhood Design Plan.
  • Volume 2A of the study includes the market analysis research on the opportunity for office and industrial development on the Nolensville Pike corridor.
  • Volume 2B of the study includes the market analysis research on the opportunity for residential and retail development on the Nolensville Pike corridor.
