Davidson County Assessor of Property Vivian Wilhoite announced today an increase of 5,360 parcels for the 2021 assessment year bringing Davidson County’s parcel count to nearly 270,000 parcels. This represents the largest increase in parcel count in the county’s history. Assessor Wilhoite said the numbers are indicative of the tremendous growth in the real estate market in Nashville.
Assessor Wilhoite said Davidson County experienced a significant slowdown in parcel growth in 2009 in the midst of a decline in the market. For example, year-over-year growth in 2009 was only 337 parcels, with a 7,757 total parcel count increase for years 2009 through 2015. Since that time, Nashville’s real estate market has grown steadily with a total parcel count increase of 25,359 parcels since she took office in 2016.
“This increase in the 2021 parcel count is consistent with the recent announcement of a record number of building permits issued in Davidson County valued at $5.5 billion,” says Assessor Vivian Wilhoite. “This represents the extreme growth that Davidson County continues to experience, which is being reflected in the demand for residential property and the influx of commercial investment.”
