About the Plan
The East Nashville Community Plan was most recently updated in August 2017, as part of a scheduled review of the NashvilleNext long-range plan.
All of the Planning Department's fourteen Community Plans are guided by the Community Character Manual, a document which provides detailed policy guidance based on the look and feel of neighborhoods, centers, corridors, and open spaces.

- Dickerson North Corridor Study
- Supplemental Policy Area (SPA) for Nashville Pottery & Pipe Works property - provides guidance for increasing intensity while preserving and reusing architecturally interesting buildings. The Supplemental Policy provides additional guidance beyond what is found in the Community Character Manual. This guidance will be considered for all applicable zoning and development applications.
- Supplemental Policy Area (SPA) for Trail Oriented Development encourages active transportation in an area that has been underserved with connections and circulation options, such as trails, bike paths, and sidewalks. The Supplemental Policy provides additional guidance beyond what is found in the Community Character Manual. This guidance will be considered for all applicable zoning and development applications.
- Highland Heights Small Area Plan is used as a starting point for discussing future entitlements and public and private investment, including zone changes and development applications. It is the result of the Highland Heights Planning Study which illustrates the neighborhood vision, taking into account various interests and balanced with sound planning principles.
- Dickerson South Corridor Study
- Gallatin Pike Urban Design Overlay supports the community’s vision of a more pedestrian- and transit-oriented corridor, as described in the East Nashville Community Plan.
