What if there is already a sidewalk in place?
If the sidewalk requirement is triggered by the project, then any existing sidewalks must be brought up to the ordinance requirements – width, grass strip, etc.
Are sidewalks required for Single Family and Two-Family renovations or expansions?
No, sidewalks are not required when renovating or expanding existing Single Family and Two-Family uses on a lot. Additionally, a right-of-way dedication is no longer required when renovating or expanding these uses.
What is the quickest way to move forward?
Paying the in lieu of fee is the quickest process.
Can I get the sidewalk requirement waived?
There is a waiver process. There is a committee made up of representatives from NDOT, Planning, Zoning, and Stormwater that meets every two-three weeks. You can apply with the zoning examiners in the Codes Department for the committee to consider your waiver request.
Is the process the same for converting a part of my residence into an apartment or a mother-in-law suite?
No. Converting an area of your house into an apartment or mother-in-law suite requires a more intensive zoning review to ensure that what is proposed is allowed within the zoning district. Such a project may require a homeowner to sign a document limiting the use of such renovated space to that which conforms to the zoning district. For example, some zoning districts prohibit conversion from single-family to multi-family use.
Is the process the same for making an addition to a rental property that I own?
No. A rental property is considered a commercial space and is subject to a different building permit issuance process. For example, all work must be completed by a licensed contractor. Please speak to a Codes zoning examiner about the differences in the process.
Where can I go to find the status of my meter inspection?
Notes from past inspections can be viewed on ePermits by searching by project address. Notes (if applicable) will be under the “U and O Water Availability Final.” You can also email [email protected] for status updates.
My project has multiple meters. Can I arrange to get them inspected at the same time?
Yes. If there are multiple meters for a project, the applicant should reach out to [email protected] and see if it is possible all meters can be scheduled for inspection at the same time.
I received notice that my initial inspection date is set. Can I get it moved back?
No. Initial inspections must be completed within 30 days of permit creation and meter issuance. Do not request that the permit be created and the meter issued if you cannot have it installed and ready for inspection within 30 days.
