The Zoning Examinations Division consists of the Zoning Administrator, whose primary duties are to interpret and enforce the Metropolitan Zoning Code, and Zoning Examiners, who review proposals for permit to make sure they comply with the Zoning Code.
The Zoning Examiners also provide customer service to the citizens of Nashville regarding all of their zoning and land use questions. Each year, the Zoning Division processes approximately 30,000 permit requests.
Requests for Zoning Letters
Pursuant to §16.28.110 of the Metro Code, the Department of Codes and Building Safety issues zoning use verification letters as well as beer and liquor letters.
Zoning use verification letters include letters which may be required for the other state or federal entities as well as zoning verification and violation letters. Only one letter may be issued per property.
Beer and liquor letters are generally used for the state Alcohol Beverage Commission.
The turnaround time is 5 business days for all zoning letters.
Effective Tuesday, April 7, 2026, there will be a fee assessed for zoning letters. The fee schedule is as follows:
- TABC zoning letters: $40.00
- All other zoning letters (not in the DTC, UDO, PUD or SP zone): $50.00
